Porto
Porto's price growth nearly stalled in 2023 and remained modest in 2024 before accelerating sharply to 17.0% in 2025. Prices are now roughly 73% above 2020. Unlike several other accelerating markets, however, that latest price increase occurred while transaction volume declined 3.0%. The data therefore supports a strong price reacceleration, but not an equivalent expansion in market activity.
Matosinhos
Matosinhos has appreciated approximately 78% since 2020. Price growth slowed to 5.1% in 2024 before accelerating again to 18.2% in 2025. Transaction volume also increased, although much more modestly, and now stands roughly 32% above its 2020 level. The market therefore combines meaningful long-term growth with renewed recent price momentum and a larger transaction base than five years ago.
Vila Nova de Gaia
Gaia has the strongest long-term appreciation of the three Porto-area markets while remaining materially less expensive per square metre than Porto itself. Prices are approximately 126% above 2020, and recent annual growth has accelerated from 9.3% to 15.3% and then 22.9%. Transaction volume rose another 10.5% in 2025 and is now roughly 36% above 2020. This combination makes Gaia one of the clearest examples in the dataset of strong price momentum occurring alongside expanding market activity.
How Active the Market Has Been
Price changes are more informative when viewed alongside the number of homes actually changing hands. Transaction volume does not explain why prices moved, but it helps show whether a price trend occurred alongside expanding, stable, or contracting market activity.

Where the Concelhos Differ
Porto leads both price measures while recording the smallest average property.
Braga combines the largest average property with the lowest price per square metre.
Coimbra records the lowest average transaction value and sits between Porto and Braga on price per square metre.
Porto: Porto remains the group's price leader, but its sharp 2025 price increase occurred despite a small decline in transaction volume.
Matosinhos: Matosinhos combines renewed price growth with a transaction market roughly one-third larger than in 2020.
Vila Nova de Gaia: Gaia still offers a meaningful €/m² discount to Porto, despite having recorded the strongest long-term appreciation in the group.

These reports use full-year 2025 municipality-level averages from the controlled Confidencial Imobiliário / SIR dataset, filtered to period 2025 / Anual, tipologia Total and estado Total. Concelhos are shown separately; no synthetic regional average is calculated.

Gross Private Area (ABP) is the total area measured by the outer perimeter and axes of the walls or other separating elements of the building or fraction, including private balconies, basements and private attics with the same use as the building or fraction.

Average sold price for each square metre of gross private area (ABP).

Historical Trend Data
Historical figures in this report are based on annual CI residential transaction data from 2020 through 2025. To maintain comparability, AGTP uses the total-concelho, all-property-type, all-condition annual observations for average sale price per square metre and homes sold.
Year-over-year percentages compare each annual observation with the preceding calendar year. ‘Change since 2020’ compares the 2025 annual figure with the corresponding 2020 figure.
The momentum labels used in this report are editorial descriptions of the recent multi-year pattern. They consider the annual changes in 2023, 2024 and 2025 together with the broader six-year trajectory. They are not forecasts.
Average price per square metre reflects the properties actually sold during each year. Changes can therefore result partly from changes in the mix, size, location, age or condition of homes transacted. They should not be interpreted as the appreciation rate of an individual property.
Transaction volume provides additional context for price movements but does not establish causation. A simultaneous increase or decline in prices and transactions should not be interpreted as proof that one caused the other.
