Buyer Representation Works Differently Here

Portugal does not operate like the typical American real estate market.

The agent advertising or showing a property is usually engaged by the seller. That agent can provide access and information, but their obligation is to keep the interests of the Seller front and center, not yours.

I work with you across the entire search. That continuity matters. It allows us to compare properties objectively, recognize patterns, refine the strategy, and make decisions based on your interests rather than a particular listing.

Your lawyer protects your legal interests. I focus on the search, market context, property evaluation, negotiation, coordination, and practical decisions surrounding the purchase. The two roles complement each other.

Frequently Asked Questions

Can you show me properties listed by other agencies?

Yes. I communicate with listing agents and agencies to arrange access and determine whether cooperation is possible. I will explain any limitations before we proceed.

How does your buyer representation work, and what does it cost?

I help you define the search, compare homes across agencies where cooperation is available, evaluate the market, negotiate and coordinate the purchase. Before you commit, we discuss the scope, agency relationships and any applicable fees. Your independent Portuguese lawyer advises on contracts and legal due diligence.

Do I need a lawyer?

You should have an independent Portuguese lawyer representing your legal interests. I do not recommend signing a reservation agreement, promissory contract, or other commitment without appropriate legal advice.

Should I arrange financing before viewing properties?

Ideally, yes. If financing will be part of the purchase, it’s wise to speak with a mortgage professional early. Understanding your likely borrowing capacity makes the search more focused and helps avoid delays when the right property appears.

Can you help me buy in Lisbon or Cascais while I am abroad?

Yes. We can begin with a video consultation, establish your budget and preferred areas, and discuss remote shortlisting and viewings. Whether buying before you arrive is sensible depends on your familiarity with the location and the property. I will tell you when an in-person visit or specialist assessment deserves priority.

Should I rent before buying?

Probably, especially if you are new to Portugal or have only vacationed here. Renting gives you time to experience an area and understand your daily routine before making a long-term commitment. It is particularly useful when you are choosing between several regions or neighborhoods.

Do you work with investment buyers?

Yes. We begin by defining the investment objective and then evaluate properties against that objective. We factor in rental income (actual and projected) and consider rent control laws and short-term rental restrictions where applicable.

How long does the purchase take?

Timing depends on the property, documentation, financing, due diligence and the agreement between buyer and seller. We establish a realistic schedule for the specific transaction; the search itself may take longer than the period between an accepted offer and completion.
